Top 10 Reasons Units Fail Section 8 Inspections


Read this list of the 10 most important things that need to be corrected before your Section 8 inspection. You will want to have these things in order to pass your inspection. So you don’t have to go through having a second and third inspection. Trust us we have failed inspections before ourselves. We thought why not share these simple guidelines. That way you won’t fail your inspection like we did.


1. Make sure that all light fixtures and electrical outlets are working properly.

2. Have all smoke detectors and carbon monoxide detectors in place and working.

3. Fix all windows that are inoperable or have broken/ missing window locks.

4. Make sure that the discharge pipe to the hot water here is not missing.

5. Replace and fix any damaged, loose or missing handrails (this is required for four or more consecutive steps).

6. Make sure that all utilities (gas, electric and water) are in service.

7. There can not be any exposed wiring.

8. There can be no evidence of infestation.

9. Repair any cracked or missing electrical cover plates.

10. If there are children under 6 in a unit there can be no peeling or chipping paint.


By following these guidelines and making any other necessary repairs you unit may need you will be able to pass your Section 8 inspection. It will also make your tenants more at ease,if you pass the inspection the first time. It will also be less of a hassle for you and the tenant if you pass the first inspection.
