Buying into condominiums is a good way to make a profit on your real estate investment. More people are turning to condominiums as an alternative to hotels for their vacations than ever.


This is great news for the real estate investor, buying a vacation condominium in a popular tourist area can bring in thousands of dollars per year.


There are many advantages to buying a condominium for an investor who wants earn the maximum return on his investment over the long haul. Condominiums are much like rental houses with one exception, the turnaround in tenants is much higher, as is the rent.


The advantages to owning a condo are many fold, from the increase in demand for them, to the lower cost of maintenance. Since your condo will be part of a complex, it will come with a management staff that takes care of renting it out and has a maintenance crew on call 24 hours a day should anything need to be fixed.


Finding the perfect condo to invest in can be a very difficult proposition for the newcomer to real estate investing, the best way to insure that you are buying into a good complex is to use a realtor that is familiar not only with the area you are looking at, but also with condominiums in general. The condo needs to be in an area that is close to all the amenities, and it should be one that offers things like swimming pools, tennis courts and on site laundry facilities.


Of course you need to make sure that there is an on site manager that is going to be available, or has staff that is available 24 hours a day, seven days a week. A vacation rental unit takes a lot more wear and tear than one that is lived in by the same people year round, so there needs to be a high quality cleaning staff available as well. If all this sounds expensive, well it can be but when you consider that the average rent for a week in a vacation condo can go be as high as $1,000 plus, then paying for management and maintenance does not seem so bad.


One last thing to think about as your rental is being used, it depreciates in value for taxation purposes, but will actually gain in market value such that should you decide to sell, you are guaranteed to sell it for a profit. Investing in the condominium rental market is a very promising way to make a return for your money.
